Buying in Dubai from abroad: the 2026 checklist

What foreign buyers actually need, what it costs on top of the price, and what you can do without flying in.

Buying in Dubai from abroad: the 2026 checklist

Where you can buy

Foreign nationals can own freehold property in Dubai's designated freehold areas. That covers almost every community serious buyers look at, including Palm Jumeirah, Downtown, Dubai Hills Estate, Emirates Hills and Dubai Marina. You do not need residency to buy.

Budget about 7% on top

The Dubai Land Department transfer fee is 4% of the price. Add agency commission, usually 2% plus VAT, and trustee and registration fees. If you use a mortgage, mortgage registration adds 0.25% of the loan. We give every client a line-by-line cost sheet before an offer is made.

Buying without flying in

Viewings can be done by live video with your advisor walking the home. Contracts can be signed digitally or through a power of attorney, and funds move through a regulated trustee office. Many of our clients see the home in person for the first time at handover.

Off-plan protection

Off-plan payments go into an escrow account regulated by the Real Estate Regulatory Agency, and are released to the developer as construction milestones are certified. Check the project's registration and escrow details before you pay a deposit.

Financing as a non-resident

UAE banks do lend to non-residents, typically up to 50–60% of the value. Residents can borrow more. Getting pre-approval before you view makes your offer much stronger.
